All our properties are personally inspected and of a high standard. Unfurnished properties usually include carpets and curtains/blinds together with basic appliances. Your tenancy will normally be an Assured Shorthold Tenancy for a minimum contract term of six months and, once signed, you are committed to pay the rent for the duration of the tenancy. A specimen agreement will be sent with our acknowledgement of your application. Accommodation is sometimes available for shorter periods within our self-catering property portfolio.

Making an application to rent
Once a suitable property has been found, an application form must be submitted by each prospective tenant accompanied by a reference fee. The information provided on this form will be used to obtain the references we require as follows:
- A letter from your employer (or accountant if self-employed) confirming that your level of salary is sufficient to maintain the rental commitment
- Current landlord's reference if applicable
- Bank reference
- Character reference
Rent and deposit
Please note that the reference fee will be refunded in full (less any specific costs we have already incurred) should the landlord withdraw from the application. We cannot, however, accept liability for any costs or inconvenience suffered by the applicant. It will not be returned if you withdraw your application for any reason or if your application is declined.
Our terms of renting require you to pay one month's rent in advance (you may be asked to pay a pro-rata amount to bring the rent due date to the 1st of the following month) and a deposit equal to at least one month's rent. All further rental payments should be made by Standing Order. Under special circumstances (if you are coming from overseas) where the provision of UK references is limited, you will be expected to provide a larger sum in respect of your first month's rent and/or deposit.
Additional costs
Prior to the commencement of the tenancy, you will be advised of the amount due in respect of your contribution towards the Tenancy Agreement, Inventory/Schedule of Condition and Check-In, the cost of which will be shared with the landlord.
Unless specifically agreed otherwise, you will be responsible for payment of all utilities/services at the property such as electricity, gas/oil/coal, water and sewerage, council tax, telephone, television licence fee and any charges associated with the usage of cable or satellite television.
Your initial account should be paid in cash, by Banker's Draft or Building Society cheque. Personal cheques will require at least 7 working days to clear.
Insurance
It is a condition of the Tenancy Agreement that you have, at the time of the commencement of the tenancy and for its duration, household insurance for a minimum sum insured of £5,000. This can be arranged for you under a policy offering protection for your own possessions and cover against accidental damage in respect of the Landlord's contents, fixtures and fittings.

Confirmation
Final confirmation of a tenancy cannot be given until satisfactory references have been obtained, we have our client's consent, the necessary legal documentation has been signed, and all monies due have been paid over and cleared. An application may be rejected at any time.
